You cannot buy them: the State entrusts them for many years, in exchange for an annual fee, to whoever wins a public tender. Since 2019 we have been doing this for ourselves and for our clients.

We deal with the public bodies and the banks ourselves, from the tender to the building site.
In these tenders the price often counts for only 10%. The project decides the rest.
The winner is not whoever pays the most, but whoever presents the best project to restore and run the property. Writing the tender project and then delivering it is our trade: that is why we have won 100% of the tenders we have entered.
Direct investments
Invest with those who were the first to believe in these projects, since 2019.
We are not simply advisers: since 2019 we have invested personally, with our own resources, in the model we propose. We have already won the concessions for these projects and we lead them ourselves; private investors can join some of them. The terms are confidential: we explain them to you after a first meeting.

For entrepreneurs, families and operators who want to obtain a lighthouse, a tower or a palazzo. We work with you on three levels: a free assessment of the property, the tender project and support until opening. At the start you cover only the technical costs; our fee is due only if you win the tender.

Before the tender
Some properties are not yet in tender: you can move before everyone else.
Many historic buildings are abandoned but have not yet been put out to tender: lighthouses, towers, forts, castles, villages, villas and land by the sea. For some, the public body is already preparing the tender; for others, we present it with a development proposal and ask it to start the procedure. The concession is still awarded through a public tender, open to everyone: but you arrive with the tender project already prepared and a head start on anyone starting from scratch. We tell you the exact location of each property after a first meeting.

Every year thousands of tenders for public properties are published, but few are truly worth it. Only those reach the Demanio Investimenti Investors Club, each with its analysis, together with the properties before the tender and our projects open to investors. Membership is free.
